A PCS Is Different.
Your Realtor Should Be Too.
VA-Loan Savvy
Gwen understands how VA financing works — $0-down eligibility, the VA appraisal, funding fees, and sellers who welcome VA offers. She structures your offer so your benefit is a strength, not a sticking point.
Knows the Base & Its Gates

Wright-Patterson AFB
at a Glance
Wright-Patt is one of the Air Force’s largest and most complex installations — roughly 8,000 acres split across two separate areas, supporting more than 30,000 military and civilian personnel. Understanding how the base is laid out is the first real step in choosing where to live.
Home to the 88th Air Base Wing, the medical center, commissary, Exchange, base lodging, and most of the day-to-day services families rely on. If you’re reporting to a support, medical, or wing-level unit, this is likely your side of the base.
The science and engineering side — the Air Force Research Laboratory, the Air Force Institute of Technology, and the National Museum of the U.S. Air Force. Engineers, scientists, acquisition professionals, and program office staff typically report here.
Headquarters Air Force Materiel Command, the Air Force Research Laboratory, the Air Force Life Cycle Management Center, the National Air and Space Intelligence Center, and the Air Force Institute of Technology all call Wright-Patt home.
The 88th Medical Group operates one of the largest medical centers in the Air Force, right on base. Worth weighing seriously if your family has ongoing care needs or an EFMP enrollment — proximity to the medical center can matter more than proximity to your office.
A full commissary and Exchange, three fitness centers, indoor and outdoor pools, two golf courses, a bowling center, and multiple dining options. For families used to smaller installations, the sheer scale of what’s available here is a pleasant surprise.
The National Museum of the U.S. Air Force on Area B is the oldest and largest military aviation museum in the world — and admission is free. It’s a genuine perk of this assignment, and one of the best rainy-day destinations in the Dayton area.
Wright-Patt covers a lot of ground, and “reporting to Wright-Patterson” can mean very different commutes depending on your unit. Confirm your exact reporting location and building with your gaining unit’s Commander’s Support Staff before you commit to a neighborhood — Gwen will build your home search around that specific address.
Pick Your Gate Before
You Pick Your House
At Wright-Patt, your commute is driven less by mileage than by which gate you use and when it’s open. Gates keep different hours, and the morning backup at the busiest ones is real. This is the piece most families discover after they’ve already signed.
Area A’s around-the-clock gate. Convenient coming from Fairborn and points north — and, because of that, the one most prone to stacking up during the morning rush. Shift workers and early reporters lean on it heavily.
Area B’s main entrance and the installation’s primary gate. Typically the best approach from Riverside, Huber Heights, and Dayton. If you’re headed to AFRL, AFIT, or the museum side, this is usually your gate.
Generally open early morning through late evening, seven days a week. A useful alternate when 12A is backed up, and a good option if your duty day runs past a standard commuter-gate closing time.
Weekday-only commuter gates, typically open during standard duty hours and closed evenings and weekends. Convenient if your schedule is predictable — but never plan your only route around a gate that closes before you do.
Guests without a DoD ID need a visitor pass from the 88th Air Base Wing Pass and Registration Office, which operates on weekday business hours. Visitors must present a U.S. passport or REAL ID-compliant driver’s license or state ID.
Before you write an offer, drive the actual route from the house to your actual gate at your actual report time. A ten-minute map estimate and a real 7:15 a.m. Tuesday are two very different things. Gwen builds this into every house-hunting trip.
Gate hours, lane configurations, and temporary closures change regularly — including for exercises, construction, and holidays. Always confirm current status on the official Wright-Patterson AFB gate information page before relying on any gate for your daily commute.
Communities Near
Wright-Patterson AFB
From gate-adjacent and budget-friendly to top-rated school districts a short drive out, here’s how the Dayton-area communities around the base compare for military families.
The closest city to base and one of the most affordable. A practical, no-fuss choice for short commutes and first PCS purchases, with plenty of starter and mid-range homes.
Bordering the base to the west, Riverside offers easy access and attainable price points. A solid pick if you want to be close without stretching the budget.
The most popular choice for officers and families. Top-rated schools, newer subdivisions, shopping, and a quick hop to base via I-675 make it the area’s family favorite.
“America’s Largest Community of Brick Homes” — solid, well-built houses at an attainable price, with quick access via I-70. A smart value play north of base.
A smaller, charming community with one of the region’s top school districts. Worth the few extra minutes for families prioritizing schools and a quieter pace.
Upscale neighborhoods and award-winning schools a bit further out. Ideal for families who want established, higher-end homes and don’t mind a slightly longer drive.
Commute estimates are approximate, off-peak drive times to the nearest base gate and will vary by your reporting location (Area A, Area B, or the Medical Center), gate access, and traffic. School ratings change year to year — Gwen can pull current district data for any area you’re considering.
Your First Weeks
at Wright-Patt
Whether you end up buying, renting, or living on base, there are a handful of base offices every incoming family deals with. Knowing them before you arrive removes a surprising amount of stress from the first month.
On-Base Family Housing
Privatized housing is managed by The Properties at Wright Field, spread across two neighborhoods — The Prairies and The Woods — with roughly 2,100 residents in two- to four-bedroom homes. Both neighborhoods are zoned for Beavercreek City Schools, which is a real draw. Waitlists are common, especially for larger floor plans.
Apply Early — and Know the Rule
Get in the queue as soon as orders drop using the Housing Early Assistance Tool (HEAT) and DD Form 1746. One detail that catches families off guard: you’re required to check in with the Military Housing Office for counseling before you sign any lease or purchase contract. Build that step into your timeline, not around it.
Temporary Lodging
The Wright-Patterson Inn on Area A and the Hope Hotel & Richard C. Holbrooke Conference Center both handle PCS arrivals, including after-hours check-ins. Wright-Patt is a high-volume base — book the moment your orders allow, and have a backup plan off base. Official lodging info →
Military & Family Readiness Center
Relocation assistance, the installation school liaison, EFMP support, spouse employment help, and financial readiness all run through the M&FRC. The school liaison in particular is worth a phone call before you commit to any district.
Schools & District Lines
Families here land in Beavercreek City, Fairborn City, Mad River Local, Bath Local, Huber Heights City, Bellbrook-Sugarcreek, Centerville City, or Xenia Community schools depending on the address. District boundaries don’t follow city lines — Gwen verifies the actual attendance zone for every home you consider, before you fall in love with it.
In-Processing & Orientation
Your unit’s Commander’s Support Staff schedules your in-processing appointments, and permanent-party members attend the base newcomer’s orientation. Use it — with 30-plus organizations spread across two areas, the orientation is genuinely the fastest way to get oriented to Wright-Patt.
Base offices, phone numbers, programs, and housing waitlists change. Gwen is a local Realtor, not a base representative — always confirm current details directly with the Military Housing Office, the M&FRC, or MilitaryINSTALLATIONS before making decisions based on them.

From Orders
to Keys in Hand
A PCS runs on a tight clock. Here’s how Gwen keeps your home search on schedule — even from thousands of miles away.

Build Your Remote Search
Gwen sets up a live MLS search filtered by commute to your gate, school district, and price — then sends video walkthroughs and honest neighborhood briefings so you can shortlist from anywhere.
Make the Most of Your HHT
If you get a house-hunting trip, every hour counts. Gwen pre-screens homes and schedules tours by gate proximity so your limited days on the ground are spent only on real contenders.
Offer & Inspections
Gwen crafts a competitive offer, coordinates the VA appraisal and home inspection, and manages repair negotiations — keeping everything moving while you focus on the rest of your move.
Close — Even From a Distance
Mail-away and remote closings, power-of-attorney coordination, and timing around your report date. Gwen makes sure you can close and get the keys without the deal hinging on you being in town.
A Few Things Worth
Knowing Up Front
Your VA Benefit
The VA loan is one of the strongest tools you have — often $0 down, no PMI, and competitive rates. Gwen and her lender partners help you use it without losing out in a competitive offer.
BAH & Buying
Your Basic Allowance for Housing is tied to rank, dependents, and the Dayton-area rate, and it’s reset each January. Gwen helps you compare what your BAH covers as a mortgage versus rent, so the numbers work in your favor.
On-Base vs. Off-Base
On-base housing is convenient and comes with Beavercreek schools, but buying off-base lets you build equity with your BAH. Gwen lays out the trade-offs honestly so you can decide what fits your family and your timeline.
Schools & Districts
School quality varies sharply between communities around base. Gwen pulls current district ratings and boundary maps for every home you consider, so a great house always comes with the right school.
